The pond and meadow visible from the home are off-property and not accessible.
HOUSE POLICIES
BOOKING AND OCCUPANCY
The reservation must be made by the guest who will occupy the property. Third-party bookings are not permitted. The booking guest must be at least 25 years old.
Photo ID for the booking guest is required for booking. Photo ID must match the name of the guest making the reservation. Additional guest identification may be requested at the host’s discretion.
Maximum occupancy is 8 people at the property at any time, including daytime visitors, overnight guests, children, infants, vendors, and other invitees. Every person present at the property must be included in the confirmed guest count regardless of whether a person is staying overnight or visiting temporarily. A violation of the occupancy or house polices may result in termination of the reservation and removal from the property without refund.
PROPERTY CONDUCT
No smoking, vaping, or illegal substances, and unlawful conduct are not permitted on the property.
Pets are not permitted.
Events, parties, or large gatherings are not permitted. Micro weddings are permitted only with prior written approval, an additional fee, and advance coordination. The maximum occupancy of 8 applies at all times, including the couple, guests, vendors and other attendees.
Commercial photography, filming, content production, or professional photo or video shoots are not permitted without prior written approval and a signed agreement.
PROPERTY SAFETY
Use caution around uneven surfaces in the yard, driveway, sidewalk, walkways, and house.
The property is unfenced due to the natural bluff terrain. Use extreme caution around the bluff, cliffs, drop-offs, steep terrain, and uneven surfaces. Supervise children at all times. The provided crib must be used according to safety guidelines and the manufacturer’s instructions.
No outdoor fires, grills, campfires, candles, or other open flames are permitted. The provided gas fire table is for ambiance only and may not be used for cooking. No indoor flames or cooking devices other than those provided by the host are permitted. No fireworks or other pyrotechnics are permitted anywhere on the property.
Guests may not disconnect, move or tamper safety equipment, security devices, locks, home systems, or attempt repairs or modifications without prior approval. Guests must promptly notify the host of any damage or other issue discovered during the stay.
RESTRICTED AREAS
The 3 locked owner closets, shed, and outdoor bluff stairs are private or restricted areas and are not accessible to guests.
PARKING
Private driveway parking is available to guests. Garage parking is not available. No parking is allowed on the garden circle in the driveway, grass, lawn, or bluff area.
Electric vehicle charging is not available on the property.
PROPERTY CARE
Be respectful and take care of our home. Clean up any spills immediately.
Do not move, disconnect, or rearrange furniture, the gas fire table, grill, theatre equipment, landscaping lights, or other provided equipment.
All windows and doors must be closed and locked when guests are not on the premises.
DAMAGE AND RESPONSIBILITY
Guests are financially responsible for damage, loss, missing items, excessive cleaning, or other reasonable actual costs caused by the guest or their invitees during the reservation, including costs resulting from violations of these House Policies.
The host is not responsible for items left behind or lost. If an item is found, return shipping can be arranged. Guests are responsible for reasonable actual costs associated with packaging, shipping, and a handling fee.
Guests acknowledge the property’s natural terrain and other disclosed conditions and agree to use the property responsibly. Guests are responsible for their own actions and the actions of their invitees and for losses, damage, claims, or costs to the extent caused by their negligence, misuse of the property, violation of these House Policies, or intentional or reckless conduct.
Nothing in these House Policies limits any rights or obligations that cannot lawfully be limited or waived.
Guests agree that the host, property manager, or authorized service providers may enter the property when reasonably necessary to address an emergency, safety concern, urgent maintenance issue, or other condition affecting the property. Except in an emergency, reasonable notice will be provided when practicable.
SECURITY CAMERAS
